About This Library & the Engineer Behind It

BoxFoundations.com is the reference library for foundations under factory-built and movable homes — manufactured homes, modular homes, Boxabl-class folding units, park models, tiny homes, container homes, and unit-delivered ADUs. Every article is written and reviewed by Enrique Lairet, PE, a licensed Professional Engineer in 39 states and principal of Oasis Engineering LLC.

Enrique Lairet, PE

Enrique Lairet is a licensed Professional Engineer registered in 39 U.S. states and the principal engineer of Oasis Engineering LLC. His practice concentrates on the structures this library covers: foundation certification for manufactured homes under HUD’s PFGMH, site-specific foundation design for modular and folding-unit installations, and the structural questions that come with putting factory-built homes on real land. The certification practice draws on thousands of structural and property inspections, and he personally reviews and seals every certification letter the firm issues.

Why this site exists

Factory-built housing is growing, every unit needs a foundation, and reliable information about that intersection is scarce. What exists online is mostly either manufacturer marketing or lending folklore — and the errors are expensive: the difference between a HUD-code home and a modular home changes a borrower’s loan terms, and the difference between skirting and a perimeter enclosure wall can hold a closing hostage. This library exists to be the accurate, primary-source-backed answer to those questions.

What this site is — and what it isn’t

This site is a library, not a storefront. When a page mentions a service — certification letters for manufactured homes, letters and foundation plans for Boxabl-class units, or full engineering through Oasis Engineering — those services live on their own sites, and we mark them clearly. We also don’t bend the content to push you toward a particular foundation type: where the honest answer is “the cheap option is fine,” the page says so. Our editorial rules are written up in the methodology.

Independence

BoxFoundations.com is an independent engineering resource. We are not affiliated with Boxabl Inc. or any manufacturer; product names appear only to identify products. Manufacturer documents are cited and summarized, never republished, and the manufacturer’s current documents always control over our summaries.
