Boxabl Casita Foundation Requirements, Explained

The Boxabl Studio Casita (BXB-000009) does not come with a one-size-fits-all foundation: the manufacturer’s installation manual directs installers to the approved plan set for foundation designs and connections, with custom foundations approved by the local AHJ. In practice a Casita is set on one of four conventional foundation families — slab-on-grade, stem wall, concrete pier and beam, or grade beam — designed for the specific site, usually under a licensed engineer’s seal.

What the unit gives the foundation engineer

From the published manual and specifications, the Studio Casita unfolds to 19' × 19' (361 sq ft) at 10'-9" tall, ships at 19' L × 8'-6" W × 12'-4" H, and weighs approximately 12,800 lb. The walls, floor, and roof are structural insulated panels — steel facing on one side, magnesium-oxide board on the other, EPS core — certified under ICC-ES ESR-4725, which documents allowable panel pressures, a wall axial capacity of 2,200 plf, and shear-wall values by seismic design category under the 2021/2018 IBC/IRC.

Because the panels are factory-laminated and rigid, uniform bearing is the controlling requirement across every option: non-uniform settlement can crack panels or separate connections. Steel interface plates at the unit’s bearing points are a recurring design theme. For the dual-module 1- and 2-Bedroom Casitas (≈19' × 38'), inter-module connection design and unified bearing behavior become first-class engineering topics — the two boxes must settle together or not at all.

The permit path

Casita-class units are factory-built products permitted through state modular/industrialized-housing programs and the local AHJ — not HUD-code homes. Expect the AHJ to want sealed, site-specific foundation drawings, evidence of the panel certification (the current ESR-4725 revision, verified at icc-es.org), and standard site inspections. If a lender is involved, foundation “permanence” questions are answered by analogy to HUD’s criteria, not under them — see what “permanent foundation” actually means. And note the Baby Box 120 is a different animal entirely: a towable RV with an integrated chassis, whose default siting answer is a support pad and leveling plan, not a foundation.

Frequently asked questions

Can I pour a standard slab from a generic plan for my Casita?

The manual points to the approved plan set for foundations and connections, and most AHJs want drawings reflecting your soils, frost depth, wind exposure, and utility locations. A generic plan can frame the conversation; the AHJ decides whether it is enough, and usually it is not.

What wind speed is a Casita rated for?

Unit-level ratings come from the manufacturer's structural plans for the specific model and roof type. ESR-4725 documents panel pressures only, and the install manual defers wind and snow loading to the structural plans — verify the current plans for your unit rather than quoting circulated figures.

Do I need a geotechnical report?

Sometimes. The AHJ, unusual soils, slopes, or a lender can each trigger one. Where none is required, engineers work from conservative presumptive bearing values — and a geotech report always controls when it exists.
