The five factors that move the number most
- Frost depth. Footings must reach below it. A wall that needs 12 inches of depth in the South needs four feet or more in the northern tier, and the extra excavation and concrete add up quickly.
- Soils. Soft, organic, or expansive soils mean bigger footings, over-excavation, or engineered solutions; a geotechnical report, where required, is several thousand dollars that frequently pays for itself in avoided overdesign.
- Slope. Stepped footings, taller stem walls, and retained grade all scale cost quickly; steep lots often push toward pier systems.
- Wind zone and exposure. Higher design winds mean more anchorage, closer spacing, and heavier connections — modest money at build time, expensive to retrofit.
- Flood hazard areas. Elevation above base flood elevation and flood-load engineering add cost, and basements leave the menu entirely.
When the cheap option costs more later
The most common budget mistake in this market is paying for the $2,000 foundation twice. A standard pier-and-anchor setup is a legitimate, code-compliant choice — but if the home will ever see FHA/VA/USDA financing or a real-property conversion, it will need rated anchorage, reinforced footings, and a perimeter enclosure to meet the PFGMH criteria, and retrofitting those pieces costs more than building them in.
